What It Does

The Heatmap Layers map provides four independently toggle-able data overlays on a single Singapore basemap: Transit Proximity (red-intensity, distance to nearest MRT), Walkability Score (green-intensity, based on POI density across 7 amenity categories), CBD Distance (red-intensity, straight-line distance from Raffles Place), and Amenity Density (purple-intensity, concentration of hawker centres, supermarkets, clinics, parks, and schools). Each layer uses a kernel-smoothed heatmap — brighter and more intense means a higher score on that dimension. Multiple layers can be enabled simultaneously to find areas that score well across several dimensions at once.

You can access this map on ShiokNest under the Maps tab in the Data Layers section. Toggle individual layers on or off from the control panel in the top-right corner of the map. The basemap remains readable beneath the overlays so street names and landmarks are always visible. Data sources: transit proximity from OneMap MRT station coordinates; walkability from ShiokNest's pre-computed walkability scores (updated quarterly); amenity density from OneMap POI data updated monthly. This map pairs naturally with the Walkability Score Insight for district-level numeric breakdowns behind the visual heatmap.

Why It Matters

Individual property data points — PSF, yield, ShiokNest score — tell you about a specific development but not about the quality of the surrounding area at a city-wide scale. The Heatmap Layers map fills this gap: it shows the spatial distribution of transit, walkability, CBD proximity, and amenity density simultaneously, so you can visually identify which parts of Singapore score well on multiple dimensions at once. The intersection of high-walkability and high-transit-proximity is the sweet spot that typically commands the most stable long-term demand — and this map makes that spatial intersection instantly visible without needing to cross-reference four separate data tables.

The most powerful use of this map is the multi-layer comparison. Enable both Transit Proximity and Walkability simultaneously. Areas that light up intensely on both layers — typically D3 (Queenstown), D12 (Toa Payoh), D13 (Macpherson), and D15 (East Coast) — have genuine dual-premium characteristics. Areas that light up on only one layer require a trade-off: D9/D10 are walkable and transit-dense but very high PSF; parts of D19/D20 have strong transit but moderate walkability due to lower amenity density. A private condo in Bishan or Toa Payoh Central sits within an amenity catchment that rivals many RCR developments at 30–40% lower PSF. The heatmap makes this visible in 10 seconds; building the same comparison from a table would take considerably longer and would be less spatially intuitive.
